            <![CDATA[<p>Oftentimes we hear "There's never been a better time to buy a house than now."  Well that is fine & dandy, but what if you have to sell before you buy?  Fun stuff, huh?  We all know that home values have dropped over the past few years due to many factors, especially the economy.  Job losses and high unemployment have caused a huge spike in foreclosures which have unfortunately depressed the real estate market.  While that is not great news for sellers, it is great news for buyers.  So if you are simply selling and not buying a replacement home, I am sorry.  However, most of us are buying a replacement home and will either be "moving up" or "downsizing" into a home that you could get a great deal on.  I've heard it said that you might take a haircut on the sale of your home, but you also might scalp the next guy!  This is probably true if you are buying a bank owned or short-sale property, but if you are buying a nice, well-maintained home being sold by a homeowner that has made upgrades over the years, you will most certainly not "steal" that type of home.  You are going to most likely pay fair market price for a home in that condition.  Keep in mind that the current fair market price for that type of home is still less than it could be in a seller's market which we had a few years ago, but still nowhere near the bottom prices of homes that need extensive updates or repairs.  Unfortunately, we can't have it both ways. </p>
